Heating
Our gas engineering team oversee a borough-wide annual servicing programme of all gas appliances, gas pipework, communal water tanks and dry/wet risers within our properties. Our team look at both individual and district heating systems and communal water supplies to ensure we meet the legal requirements to help guarantee resident safety.
We oversee repairs to all Southwark owned heating systems, managed improvement programmes and boiler/equipment renewals.
Works are carried out by our term contractors below:
- OCO Heating - north of the borough
- Smith & Byford - south of the borough
We strive to give an excellent service and regularly attend residents/tenants group meetings to identify issues. If you experience problems with your central heating or hot water, read our troubleshooting guide or watch our Fix it at Home heating video before you report the issue to us.
In an emergency situation where heating to your home is lost in winter, we'll provide you with temporary heaters.

Communal heating
If you have a communal ‘heating on demand’ system supplied to your home, it means that the council doesn’t switch the heating on and off at certain times of the year. Instead, the heating is always on but regulated automatically throughout the year by the outside air temperature.
It has two modes - winter and summer - but when it changes to ‘summer’ or ‘winter’ depends on the weather over a five day period. The council monitors the air temperatures every day, while also keeping an eye on longer-term weather forecasts
