Southwark Council’s proposed new Dementia Daycare Centre, Community Information Hub and Extra Care Housing

Background

In 2013, Southwark Council was awarded full planning permission for a new Extra Care Housing development facing Commercial Way and bounded by Cator Street and East Surrey Grove. Now known as Tayo Situ House, these proposals have been completed and occupied for about 3 years.

At the time of the Extra Care planning application, the existing building on the remaining land to the rear of Tayo Situ House was being used as Southwark’s Learning and Business Centre and was intended to be retained and refurbished for use as a Dementia Daycare Centre. However, during early preconstruction works, the building was found to have significant structural problems and the building was subsequently demolished.

The council is now seeking to develop the vacant land on the Cator Street site.

Project details

The new uses envisaged for a new building on this site are:

  • a larger number of Extra Care residential units, adding new units and making a minimum of 90 in total
  • a high-quality Dementia Daycare Centre, as needed in the earlier proposal for the refurbishment of the Southwark Learning and Business Centre
  • a Community Hub, where families can visit and make enquiries about help for older people

Planning status

Pre-application discussions took place in May / June 2019 and following an information evening in June 2019 the design team will submit a full planning application.

Proposed delivery timeline

The council will deliver the new Daycare centre, Community Information Hub and Extra Care Housing via a design and build contract. Procurement of the main contractor is scheduled to commence in autumn 2019 and starting on site in spring 2020 with completion currently scheduled for autumn 2021.
