It has long been an aspiration of communities and residents in Peckham to regenerate the area in front of Peckham Rye Station and so we have been working with the Greater London Authority and Network Rail to transform the narrow, dimly lit passageways that lead to the station into a generous, vibrant public square.

The beautiful Grade II listed 1860s station building has now been restored and will be gracing the new public space when the 1930s arcade is demolished. The arches along the north and south side of the square will be exposed and refurbished into new retail units for local and independent businesses to trade, bringing the square to life.

2017: The council obtained a Compulsory Purchase Order (CPO) to enable it to acquire the leasehold interests in the arcade needed to deliver the project. The notice confirming the CPO confirmation was published on 6 July 2017.

2019: Phase 1 of the scheme is the refurbishment and extension of the Blenheim Grove corner building. Ahead of this, the council built Peckham Palms to help relocate the Afro-Caribbean hair and beauty businesses ahead of construction works. Peckham Palms was completed and operational in February 2019. 

2024: Phase 2 will be the demolition of the old arcade to reinstate the station forecourt as a new high-quality, safer and well-designed public space, open up the arches under the viaducts as new retail units and strengthen the supports to Platform 3. 

Ahead of this, some of the business in the arcade will be relocated into the refurbished Blenheim Grove building over several stages throughout 2024 and will be operational from Summer 2024.  Demolition of the arcade with begin late Summer/early Autumn 2024 and continue until Autumn 2025.

Site hoardings will go up and the pedestrian route through the arcade from Rye Lane to the station will be closed off until the new square is completed.  The forecast completion date for these works is autumn 2025 (subject to tender and contract award).
