Article 4 Directions
Demolition of Commercial or Residential Buildings
On 27 January 2022, Southwark Council confirmed a non-immediate Article 4 Direction that will come into effect from 1 August 2022. This withdraws the permitted development rights under Class ZA. This means demolition of commercial or residential buildings and replacement with a single dwelling housing or block of flats will need planning permission in the following locations:
- Central Activities Zone
- Town centres
- New Southwark Plan Site Allocations
- Strategic Protected Industrial Land
More information can be found in the supporting documents, including the full list of the areas the Directions apply to and the committee reports which set out the reasons why the directions were introduced by the council.
