Planning approved to redevelop Peckham garages into new council homes

Five new council homes are set to be built on Fenham Road, Peckham, after Southwark Council’s proposals to redevelop garages there were approved by the Planning Authority.

At least three of the homes will be offered to local council tenants who need to move because their existing home is unsuitable for them and their family. The new homes will therefore be a fantastic opportunity for existing council tenants living in the area who need to move to a new home. The remaining homes will be let to households in housing need.

Only a small number of the old garages are still being used by residents who live near the site. These residents will be offered alternative storage space before the council takes possession of the site.

Councillor Leo Pollak, Cabinet Member for Housing, said “I’m delighted that this development has been given the all clear from Planning, with works due to start soon. The Fenham Road garages site is just one of many examples where we are maximising the potential of underused spaces in the borough to create much-needed new homes for local people.

“I’m particularly pleased that even on small discrete sites such as these we have followed through on our commitment to ensure new council housing conveys the pride and care we have for council housing design, and that these homes will fit comfortably among the surrounding Victorian terraces. I’m confident the neighbourhood will be proud of these homes, and I look forward to seeing local residents in desperate need of a high quality, secure and properly affordable home moving in.”

The new development, designed by architects Fraser Brown MacKenna, will be a two-part three-storey building made up of two one-bedroom flats and three two-bedroom flats, with the capacity to house fifteen people.

This development is part of Southwark Council’s New Homes programme, which aims to build 11,000 new council homes across the borough by 2043. To meet this ambitious target, the council is looking at new and innovative ways to build new council homes. Converting old garages, such as the Fenham Road development, is just one of many of examples like this.

Southwark Council works with residents to shape the way they deliver new council homes, from site identification through to consultation, design, planning, and delivery. Residents help the council design the look and feel of new homes and amenities that help make their communities stronger, safer, and more rewarding places to live.

The Fenham Road garages site is expected to complete in autumn 2022.
