Summary of the Tustin Estate redevelopment
Over the last 5 years plans have been underway to redevelop the estate using a resident first approach. In February 2021 there was an overwhelming positive resident’s ballot for these plans which are now going ahead. The new Tustin Estate redevelopment will include an additional 450 homes to make 690 homes and will be a mix of council homes, affordable homes, key worker housing and private homes.
The redevelopment is delivering 690 Homes over 10+ years in 4 phases.
What does it include?
The redevelopment will deliver:
- 690 new-build homes
- dedicated over 55’s housing
- re-provision of approximately 200 existing council homes that will be demolished in the process
- the refurbishment of some council-owned houses in the Manor Grove area
- a new building for the existing Pilgrim’s Way primary school
- new ground floor commercial space
- a new upgraded park and extensive landscaping
What is being replaced?
- the existing primary school
- most of the existing low-rise residential buildings on the estate
What will not be changed?
- some of the terraced houses to the North in the Manor Grove area, some of which will be refurbished as part of the project
- the three high-rise towers to the South-East of the estate, which are currently undergoing refurbishment works as part of a separate scheme
Phasing
The regeneration is planned to be delivered across 4 phases. The following describes the first two phases of the regeneration process.
Phase 1
Approximately 170 new council homes (offering re-housing options to the existing residents).
Refurbishment works on some council homes in Manor Grove.
Type of homes:
- 2 Blocks of flats ranging from 5 to 13 storeys high
- 2 Rows of terraced houses (14 in total)
Start date: currently on site since autumn 2022.
Phase 2
Approximately 300 new homes.
Type of homes:
- 174 apartments privately rented
- 121 affordable homes (a mix of key worker and council homes)
Additional:
- play space and open space
Start date: Scheduled for mid-2025 (upon completion of Phase 1 and once existing residents have moved into it.)
