Development in Peckham

We are investing millions into improving Peckham for the local community.

This includes major improvements to local infrastructure and services including

  • Peckham Library
  • Pulse Leisure Centre
  • Peckham Square
  • Peckham Rye Station
  • redevelopment of the Aylesham Centre

Peckham Rye Station Square

Network Rail has spent two years working to restore the beautiful, Grade II listed, Peckham Rye Station. Work has now completed. The fabric of the building has been returned to the splendour of its 1860s heyday. This has paved the way for a number of major improvements to come.

For many years, we have worked to deliver a longstanding community aspiration to open up the view of the station building and improve access for passengers. Now, work is about to begin on building a brand-new, £27m public square in front of the station.

This will include demolition of the tired-looking shopping arcade. For decades, this has kept the grand station frontage hidden from public view. It also forced passengers to reach the entrance via a dim and shabby passageway through the arcade. By contrast, the new public square will

  • create a bright, welcoming and wide-open approach to the station
  • reveal the station’s architectural beauty
  • bring the Victorian arches back into use
  • create new premises for local and independent businesses

Peckham Square

As well as building a new square outside Peckham Rye Station, we are working on a major revamp of the existing Peckham Square.

Following extensive public consultation in 2023, Graeme Massie Architects and Scott Whitby Studio were appointed to take this project forward. As well as improvements to the public spaces, we are refurbishing 91-93 Peckham High Street, (the row of council-owned buildings opposite the library) to create a new home for the local arts charity, Peckham Platform.

The Aylesham Centre

We want to replace the 1980s shopping centre, the Aylesham Centre, with a new development. This will be centred on the provision of

  • new housing
  • a replacement supermarket
  • improvements to the bus station

The owner of the site, Berkeley, is current developing a plan for the site. They intend to submit a planning application later this year (2024).
