Aylesbury Estate regeneration moves forward as final phase is activated

Residents in the first part of the fourth phase of the Aylesbury Estate regeneration look set to start getting ready to move into new homes on the estate as hundreds of new social rent houses are ready to start going up on the earlier phases, with even more planned for later phases.

Following the CPO decision for the area known as the first development site (FDS), Southwark Council is working with the three remaining leaseholders to have vacant possession by the end of March.

Work can then start on clearing the site ready for 348 new social rent homes, managed by Notting Hill Genesis, and including 54 Extra Care homes. There will also be seven homes designed specifically for people with learning disabilities, plus 211 homes at shared ownership and 235 homes for private sale to pay for the construction of the social rent housing.

Later this year, work will be starting on Plot 18 where there will be a further 17 homes at social rent and earmarked for residents aged over 55, as well as a brand new library, early years centre, health centre and doctors’ surgery.

With these first homes completing on site from 2020/2021, the council is now speaking to residents in the final blocks about expressing their interest in the new homes on the FDS or Plot 18. Residents living in blocks in phase 4(a) can now register their interest in moving to new homes on the first development site (off Westmoreland Street). Residents in the whole of phase 4 can register interest in the over 55s housing that is being built on Plot 18.

Cllr Johnson Situ, Cabinet Member for Growth, Development and Planning, said: “This is an important point for us to renew our commitment to the Aylesbury, the tenants and especially residents in the blocks that make up the fourth phase who have been looking to move out and can now start to think about where they want to go in the future.

“We are also shifting our ambition for the Aylesbury, working with NHHG, as we want to see a replacement in the number of social homes on the footprint of the estate. We expect over the coming phases to deliver additional social homes, and we are already looking at additional social rent housing proposed for phase two.

“We would encourage residents in the fourth phase, especially leaseholders, to get in touch with the council as soon as possible once it is activated. We of course recognise that there will still be some people who are concerned about the changes taking place and our officers will be on hand to offer any advice and support, plus there will additional support available from the Creation Trust.”

Jeremy Stibbe, Group Director of Regeneration and Assets, said “As we move towards appointing a contractor and start construction of the new homes this year, we welcome the news that Southwark Council plan to activate phase four. This means that existing residents can be pre-allocated to the new homes that we are building, enabling them to be involved throughout the process. We are committed to the long-term regeneration of the Aylesbury Estate, with 84% of homes in the first phase of the first development site being for social rent.”
