The site is located on 1 Ann Moss Way between Southwark Park and A200 Lower Road. It is an existing two-story property used as Ann Moss Specialist Care Unit part of the South London and Maudsley NHS Foundation Trust.  The Trust relocated its residents and ceased use of this property.

Stage 1 of the design process has indicated that the preferred option to take forward is a New Build Option of 16 council homes for social rent  The project is aiming for net Zero Carbon using the Passivhaus framework.
