We’re building a lot of new homes

More than 4,200 new homes are being built on the Aylesbury estate. This includes more than 1,600 homes for social rent; 581 of which will be new council homes.

400 new homes have already been built and a further 351 are under construction. 229 of these will be council homes, ready for residents to move into by the end of 2021. The construction of a further 352 council homes will start in 2021 and will be completed by 2024.

Who is involved and what are their roles?

Southwark Council

Southwark Council owns the land on which the Aylesbury estate is built and is leading the regeneration.

The council owns many of the original homes on the estate, which it rents out as council housing. It also owns the original buildings and is the freeholder for many of the privately owned flats (such as those purchased from the council through right-to-buy).

The council is working with its development partner, NHG, to bring forward the redevelopment of the Aylesbury area. The council is also funding some of the first new homes to be completed, directly, and will continue to manage them as council homes in future.

Notting Hill Genesis

Notting Hill Genesis (NHG) was appointed as the council’s development partner in 2014.

NHG is a housing association which builds, sells and rents homes across the country. NHG has responsibility for managing the work of the building contactors who are undertaking the demolition and building works.

NHG will also manage many of the new homes when complete, either selling the homes or managing them as a landlord. Find out more

Creation Trust

Creation Trust is a charity dedicated to ensuring that everyone who lives on the Aylesbury estate benefits from the regeneration, including the social and economic benefits (such as employment, training, health and wellbeing). Creation, which has been working on the estate since 2005, is due to wind down in April 2021.

A new community organisation will take over the role of Creation Trust from the new community centres being delivered as part of the redevelopment. However, a legacy organisation, Creation Southwark Community Interest Company (CIC) will continue to operate from the new library, specifically to support Aylesbury residents with rehousing alongside the Area Housing Office.

Hill Construction is a construction firm that specialises in housebuilding. It was appointed by NHG, on behalf of the council, to build the first new homes on the site near Westmoreland Road. Find out more

Vistry Partnerships

Vistry Partnerships is a construction company with expertise in various building types and was appointed by NHG, on behalf of the council, to build the development on the old Amersham site (on Thurlow Street) which includes the new library, health centre, early years centre, public square and new homes.
